These Terms of Use cover the agreement between you and Parameter LLC for using PreArrive: what the service does, what you agree to in return for using it, how billing works, and the limits of what a signed certificate can do.
These terms describe the agreement between you and PreArrive in plain English. If anything here is unclear, email [email protected] — a human reads it. Last updated: May 19, 2026.
01Acceptance of these terms
These Terms of Use (the "Terms") form a binding agreement between you and Parameter LLC, a Florida limited liability company ("Parameter," "we," or "us"), and govern your access to and use of the PreArrive website, application, and services (collectively, the "Service"). By creating an account, sending a packet, or otherwise using the Service, you confirm that you have read, understood, and agree to these Terms and to the Privacy Policy. If you do not agree, do not use the Service.
You must be at least 18 years old and able to form a binding contract under applicable law to use the Service. If you are using the Service on behalf of an entity, you represent that you have authority to bind that entity to these Terms.
02The service
PreArrive lets a short-term rental host build a packet of house rules and itemized fees, send it to a guest before check-in, collect a line-by-line signed acknowledgment, and receive a PDF certificate with a two-event audit trail and a SHA-256 content hash. That is the whole Service.
PreArrive does not verify identities, sync calendars, process payouts, act as a property-management system, or operate as a channel manager. Reservations are entered by the host. We may add, change, or remove features over time; nothing in these Terms obligates us to maintain any specific feature indefinitely.
03Your account
You access the Service through an account tied to your email address. Sign-in is passwordless — we send you a one-tap link, or you sign in with Google or Apple. You are responsible for keeping access to the email address (and any linked identity provider) secure, and for all activity that occurs under your account. Notify us promptly at [email protected] if you suspect unauthorized access.
You agree to provide accurate information when you sign up and to keep it current. We may suspend or close an account that provides false information, that we reasonably believe is being used in violation of these Terms, or where required by law.
04Acceptable use
You agree to use the Service only for legitimate short-term rental operations and only with packet content that is accurate and lawful. You will not:
You are responsible for the content of your packets, for entering accurate reservation data, and for handling guest data lawfully — including any local disclosure or notice requirements. We may suspend or terminate access for any breach of these rules.
05Your content and the license you grant us
"Your Content" means the content you submit to the Service, including house rules, fee schedules, property descriptions, branding (logos, colors), reservation details, and the signed acknowledgments your guests produce through your packets. As between you and us, you retain all rights in Your Content.
You grant Parameter a worldwide, non-exclusive, royalty-free license to host, store, reproduce, modify (for formatting and rendering), transmit, and display Your Content solely as needed to provide, maintain, secure, and improve the Service for you — including generating certificates, emailing packets, retaining audit-trail records, and producing exports you request. This license ends when you delete the relevant content or close your account, except where retention is required by these Terms, the Privacy Policy, or applicable law.
You represent and warrant that you have all rights necessary to submit Your Content and to grant the license above, and that Your Content does not violate any law or third-party right.
06Our intellectual property
The Service — including its software, design, templates, copy, branding, and the PreArrive name and logo — is owned by Parameter or its licensors and is protected by intellectual-property laws. Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for your own short-term rental operations. We reserve all rights not expressly granted.
You may not copy, modify, distribute, sell, lease, or create derivative works of the Service or any part of it, except as expressly permitted by these Terms or applicable law.
07Subscriptions, billing, and refunds
The Free tier is genuinely free for a one-property host and requires no credit card. Paid tiers are billed in advance through Stripe, monthly or yearly:
Subscriptions renew automatically at the end of each billing period using the payment method on file. You can cancel anytime from your account; cancellation stops the next renewal, and your plan stays active through the period you have already paid for. We do not prorate partial periods.
All fees are non-refundable except where required by applicable law. If a payment fails, we may suspend paid features or downgrade your account to Free after a reasonable grace period. Taxes (sales, use, VAT, GST, or similar), if any, are your responsibility and are added to the listed price where required. We may change prices with at least 30 days' notice; a price change never affects a billing period you have already paid for.
08Evidence, not a verdict
This is the most important section on the page. A PreArrive certificate records that a specific guest read and acknowledged specific rules and fees before check-in. It is evidence — it makes your case legible to whoever decides a dispute. It is not a legal verdict, an adjudication, or legal advice.
Parameter does not decide disputes, does not litigate on your behalf, and does not guarantee any outcome with Airbnb's Resolution Center, AirCover, an insurer, a payment processor, an arbitrator, or a court. Whether a fee is collected or a claim is paid is decided by those parties under their own rules. We give you a clean record; we do not promise what anyone does with it. Nothing in the Service constitutes legal, financial, or insurance advice.
09Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. PARAMETER DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE; THAT ANY DEFECT WILL BE CORRECTED; OR THAT A CERTIFICATE WILL PRODUCE ANY PARTICULAR RESULT IN A DISPUTE, CLAIM, OR LEGAL PROCEEDING. SOME JURISDICTIONS DO NOT ALLOW THE EXCLUSION OF CERTAIN WARRANTIES; THE EXCLUSIONS ABOVE APPLY ONLY TO THE MAXIMUM EXTENT PERMITTED BY LAW.
10Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, PARAMETER AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST REVENUE, LOST FEES, DENIED CLAIMS, LOST DATA, BUSINESS INTERRUPTION, OR LOSS OF GOODWILL, ARISING OUT OF OR RELATING TO YOUR USE OF — OR INABILITY TO USE — THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
PARAMETER'S TOTAL AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE OR THESE TERMS IS LIMITED TO THE GREATER OF (A) THE AMOUNT YOU PAID PARAMETER FOR THE SERVICE IN THE TWELVE MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED US DOLLARS ($100). THESE LIMITATIONS FORM AN ESSENTIAL BASIS OF THE BARGAIN BETWEEN YOU AND PARAMETER.
11Indemnification
You agree to defend, indemnify, and hold harmless Parameter and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or relating to: (a) Your Content; (b) your use of the Service in violation of these Terms or applicable law; (c) your violation of any third-party right, including a guest's, an owner's, a co-host's, or a booking platform's rights; or (d) any dispute between you and a guest, an owner, an insurer, a booking platform, or another third party, including disputes about whether a fee is owed.
12Term and termination
These Terms apply for as long as you use the Service. You may stop using the Service and close your account at any time from the account settings or by emailing [email protected].
We may suspend or terminate your access — and these Terms — at any time, with or without notice, if we reasonably believe you have violated these Terms, if we are required to by law, if your account poses a security risk, or if continuing to provide the Service is no longer commercially reasonable for us. On termination, paid fees already charged are non-refundable except as required by law. Any provision that by its nature should survive termination — including sections 05 (your content license, in part), 06 (our IP), 09–11 (disclaimers, liability cap, indemnification), 15–17 (governing law, disputes, miscellaneous), and any accrued payment obligations — will survive.
13Privacy
How we collect, use, retain, and share data is described in the Privacy Policy, which is incorporated into these Terms by reference. The Privacy Policy also describes our sub-processors (Cloudflare, Stripe, Mailgun), our retention windows, and how to request access, export, or deletion of your data. The Cookie Policy covers the specific browser cookies the Service sets.
14Changes to these terms
We may update these Terms from time to time. When we do, we will update the "Last updated" date at the top of this page. For material changes, we will notify active hosts by email at the address on file at least 14 days before the change takes effect, unless a shorter period is required to comply with law or to protect the Service. Continuing to use the Service after a change takes effect means you accept the updated Terms; if you do not agree, stop using the Service and close your account.
15Governing law
These Terms, and any dispute arising out of or relating to them or the Service, are governed by the laws of the State of Florida, USA, without regard to its conflict-of-laws rules. The United Nations Convention on Contracts for the International Sale of Goods does not apply.
16Dispute resolution
Before filing anything, please email [email protected] with a description of the issue. We will work in good faith to resolve it informally within 30 days.
If a dispute is not resolved informally, you and Parameter agree that the exclusive jurisdiction and venue for any action arising out of or relating to these Terms or the Service will be the state and federal courts located in Miami-Dade County, Florida, and you and Parameter consent to the personal jurisdiction of those courts. You and Parameter each waive any right to a jury trial in any such action. Any claim must be filed within one (1) year after the claim arose, or it is permanently barred. You and Parameter each agree to bring claims only in an individual capacity, and not as a plaintiff or class member in any purported class or representative action.
17Miscellaneous
Entire agreement. These Terms, together with the Privacy Policy, are the entire agreement between you and Parameter regarding the Service and supersede any prior or contemporaneous understandings on the subject.
Severability. If any provision of these Terms is held to be unenforceable, the remaining provisions remain in full force and effect, and the unenforceable provision will be modified only to the minimum extent necessary to make it enforceable.
No waiver. Our failure to enforce any provision is not a waiver of that provision or of any other right.
Assignment. You may not assign or transfer these Terms or your account without our prior written consent; any attempted assignment without consent is void. Parameter may assign these Terms to an affiliate or in connection with a merger, acquisition, or sale of assets.
Force majeure. Neither party is liable for delays or failures in performance caused by events outside reasonable control, including acts of God, natural disasters, war, terrorism, civil unrest, labor disputes, internet outages, or third-party service failures.
Relationship. You and Parameter are independent parties; nothing in these Terms creates a partnership, agency, joint venture, or employment relationship.
Notices. We send legal notices to the email address on your account. You send legal notices to Parameter at [email protected].

If the agreement above sounds right, the product follows the same posture. One property runs free, no card.
